This is a large tree that is loaded with these buds the tree is about 20 ft or more tall. Sorry I dont have a pic of the tree yet.

Little bit hard to tell from the photos but it appears to be Parrotia persica. I have images at http://www.plantshots.com/cat440.htm that may help confirm the ID for you.
