Notes:
Any ideas what ails this magnolia? I don’t know the history of it (on my new property), but it has bare branches with leaves (and healthy blooms) only near the trunk. Leaves look ok, no pests/mildew. Habitat is coastal hammock, 1 mile from the gulf. Soil is sandy w/ organic matter mixed in due to oak trees and other plants. Elevation 6ft > sea .

There are no signs of fire on this property or the area. Very old live oaks and black jack oaks appear unmarked by fire.
Could it be low elevation and sandy conditions?
