It is, in deed, a magnolia . The fact that it is limbed up (bottom branches removed) is commonly done in commercial settings. Very beautiful!

Appreciate these following up photos. The leaves shapes, leaf veins, and the fuzzy leaves buds look like those in the Magnolia genus. Flower are needed to narrow down species or cultivar.
