I could be wrong, but these leaves look like either Japanese cleyera (Cleyera japonica) or Ternstroemia gymnanthera (also share the common name ‘cleyera’ with the C. japonica). I’m guessing and leaning toward Ternstroemia. Flowers will help narrow down its ID. The included link below is for T. gymnanthera.
